The Mill Woods community is nestled in the woods on the northern edge of Arnold, CA, halfway up the Western Sierras at 4,000 foot elevation. We are surrounded on almost three sides by the Stanislaus National Forest. Mill Woods consists of 162 detached homes and 32 townhomes. All were developer-built, non-cookie-cutter mountain homes with complimentary architectural features. Our community features a Recreation Center with pool, a park, and a tennis/pickleball court.

Mill Woods is three miles from the giant sequoias in Calaveras Big Trees State Park; 30 miles from the Bear Valley Ski Area; and within a few hours of Yosemite, Sacramento, and the Bay Area.  Mill Woods has direct access to the Arnold Rim Trail.  Nearby are pristine mountain lakes, caverns, wineries, and more.

Organizationally, Mill Woods is a private, non-profit, common interest development. It is governed by the Board of Directors of the Mill Site Owners Association (MSOA) according to the Association’s CC&R’s and Governing Rules, and according to California’s Davis-Stirling Act. Additionally, the town homes have their own sub-association, the Mill Site Townhomes Association (MST).

Mill Woods takes pride in the appearance of our community. To support this, there are two standing architectural control committees that, for other than the townhouses which have their own, review and approve applications for exterior modifications and then pass their recommendations to the Board for final approval. Our community cherishes its forest environment and our clean, comfortable neighborhoods. We’ve received accolades on what we’ve done to improve fire safety, and are working with other neighboring communities to extend all our efforts.
